Why it is necessary to Pre-Authorize guests, and how to do it.

1. The criteria used for the sign is standard for a number of gated communities in our area and therefore should not place a burden on realtors. Click here for exact dimensions, style and other pertinent information for you to take to your sign company. One (1) "Open House," "For Sale" or "For Rent" sign of approved size and colors may be posted on the property of the address being advertised. It may be smaller but not larger. A sign no more than 4" x 10" may be attached at the top of the sign for the realtor's name and telephone number. It may be smaller but not larger. Signs no more that 4" x 10" may be attached to the bottom of the sign for "Contract Pending," "Sold," "Website" or other information. They may be smaller but not larger. Tubes may not be attached to the post or sign or installed in the ground.

2. NO COMMERCIAL SIGNAGE (INCLUDING REALTOR SIGNS) IS PERMITTED ON THE ISLANDS, ALONG ROADWAYS, OR ON THE GOLF COURSE. ACCESS CONTROL WILL REMOVE UNAUTHORIZED SIGNS.

Guidelines for Presentation of Issues to the Board by Residents

In the past many issues presented to the Board by residents and others were not fully formed and explored. Too often, the Board had to defer a decision until the next monthly meeting so that additional information could be assembled. The Board believes that resolving a residents concern or deciding an issue in a fair and timely manner to be most important.

We believe that by utilizing these guidelines both the residents and the board will benefit.

1. The resident should first contact their Unit Representative or the appropriate Committee Chairperson to discuss the situation and frame the issues clearly. The board member will advise the resident regarding covenant restrictions, and other pertinent policies and prior decisions of the board that are relative to the current matter.

2. The resident should prepare a written outline of the matter and/or issues to be presented to the board. Maps, diagrams, and photographs are recommend in order for the board to develop a full perspective. When the resident and board member identified in paragraph 1 above believe the presentation is in order, the matter will be placed on the next meeting's agenda.

3. If the aforementioned board member believes other member should make a physical inspection of property, he or she should arrange for those members involvement prior to the next scheduled meeting.

4. During the board meeting, when called upon by the chair, the member will summarizing the facts of the matter and invite the resident to make additional comments and answer any questions the other board member might have.

5. If all of the pertinent information had been included in the presentation, the board can reach a decision at the time, if further data is needed, the issue will be tabled until the next meeting.

These suggested guidelines will hopefully expedite the process, and residents are encouraged to adhere to it as much as possible. Residents are free to attend any board meeting and can ask questions or raise issues during the Guest Comment portion of the agenda.

Dumpsters and Storage Pods

1. Dumpsters. A dumpster may remain on the lot for the time period allowed for completion of construction provided by the covenants for the unit in which the home is located. When at all possible, the dumpster should be placed in an area that will not adversely affect the adjacent neighbors and the Deerwood community. In the event of a delay in construction, the dumpster must be removed and the lot cleaned so as not to be an eyesore to the community. Condominium owners should contact their Property Manager for approval of the location. Failure to complete within the time allowed may also subject the owner to penalties and/or fines as provided by the covenants.

2. Storage Pods. Storage pods are only permitted to be placed inside the motor court for no longer than two weeks. Pods for the condominiums may only be placed in the owner's carport space or a condominium common area parking space for no longer than three days. Condominium owners should contact their Property Manager for approval of the location. Failure to remove the storage pod within two weeks for homeowners and three days for condominium owners may subject the owner to penalties and/or fines as provided by the covenants.

Parking

The Covenants and Restrictions of Deerwood generally prohibit overnight parking of vehicles in circular driveways and that portion of regular driveways not enclosed by a fenced motor court. We understand that on occasion, houseguests may have to park in these areas for a limited time. Our security patrols have begun creating a report on those properties that consistently violate this covenant and the owner will be contacted in the near future.
Parking in the street overnight is prohibited.
Please remind contractors, including landscapers, not to park on the common areas along the roadside or on islands, as they can damage irrigation and sod.

Traffic Violations

The DIA feels it is in the interest of this community to use the JSO to protect our community. Speeders and stop sign runners represent a real threat to our neighborhoods in terms of safety for fellow drivers, bike riders, and pedestrians (adult and children alike). As such, we think watching the intersections for violations is a fair use of the JSO services.

Trash Pickup

This notice is to inform you that the City of Jacksonville, as a result of a competitive bidding process, has selected a new Garbage/Recycle/Yard Waste Company, WASTE PRO, to pick up in our area. The bids submitted to the City were 20% to 40% higher than current rates. As you are aware, Deerwood, unlike other communities, enjoys a car court collection. To absorb this additional cost, WASTE PRO increased their monthly residential single family premise collection fee by $9.75 a month from $19.75 to $29.50. The fee for residents electing a second weekly garbage collection will be $36.50.

DIA Board members met with representatives of WASTE PRO and spoke with the City of Jacksonville and other vendors to try to obviate or decrease the cost increase that was effective 10/1/2007 - to no avail.

  • WASTE PRO will bill residents for their collection service on a quarterly basis.

  • Collection days for garbage/recycle/yard waste will remain the same as they were with our previous company, Waste Management.

  • Remember to keep your garbage/recycle/yard waste in your car court (not in the street).

  • If you have a missed pickup, call WASTE PRO at 731-7288. If you have continuing problems with your collection, call 630-CITY.

Thank you for your cooperation.

PARTIES IN YOUR HOME

Hosting of large parties of ten or more non-resident guests require that a written guest list be given to Security 48 hours prior to the event. You may pick up a Party Guest List Form at the security gate. This enables Security to prepare guest passes marked with the route to your home in advance. Security will also assist you in finding the best locations to park additional guest vehicles. On a fee-for-service basis, off-duty personnel can be hired to direct your guest's vehicles.
